About Mac Properties

Mac Properties has been restoring, building, and managing apartments since September 2002. We own and operate more than 9,300 apartments, most of them in three neighborhoods we know well: Hyde Park in Chicago, the Armour Boulevard corridor in Kansas City, and the Central West End in St. Louis.

You may also see us referred to as Mac Apartments. That is the name of our website, macapartments.com, where you can browse available apartments and apply online.

Where We Operate

Our portfolio is concentrated rather than spread out. We operate in a small number of walkable, institution-anchored urban neighborhoods and own a meaningful share of the housing in each.

Preservation, Restoration, and Renovation

A large share of our portfolio is historic. Many of our buildings went up in the 1920s as apartment hotels and courtyard buildings, and they were built with materials and detail that would be prohibitively expensive to reproduce today — terrazzo floors, plaster mouldings, brass fixtures, carved stone entries.

Our approach is to keep what is worth keeping. Across 149 buildings we have replaced the systems that actually determine how an apartment performs — windows, HVAC, plumbing, electrical, and appliances — while preserving the architectural detail that makes these buildings worth living in. Where we have built new, we have built to modern energy standards. But the greenest building is almost always the one that already exists, and restoring a 1920s building has a far smaller environmental footprint than replacing it.

Sustainability

Mac Properties employs a full-time director of sustainability, Jonathan Nichols, who leads energy and environmental work across the portfolio. The role is uncommon among apartment operators of our size.

Solar generation

In August 2021 we completed a 40 kW rooftop solar photovoltaic array at 3435 Main in Kansas City. It produces roughly 53,000 kilowatt-hours of electricity annually — about 35 percent of that building’s common area electricity use.

In December 2021 we completed a larger 67 kW array at Interstate Flats, which generates approximately 94,000 kilowatt-hours a year. That is roughly equivalent to the entire common area electricity consumption of the property.

On-site generation matters more in some places than others. Missouri’s electricity supply has historically been coal-dominated, which means every kilowatt-hour generated on a Kansas City rooftop displaces a more carbon-intensive one from the grid.

Green Globes certified buildings

Six Mac Properties buildings have earned Green Globes certification for sustainable design and operation:

  • One Hundred Above the Park — St. Louis

  • Shoreland — Chicago

  • City Hyde Park — Chicago

  • Solstice on the Park — Chicago

  • 5252 — Chicago

  • 3435 Main — Kansas City

Building performance across the portfolio

We have developed nine ground-up properties designed for energy efficiency from the outset. Across the rest of the portfolio, the work is less visible but adds up to more: 149 buildings with upgraded windows, high-efficiency HVAC, modern plumbing and electrical systems, and efficient appliances. Older buildings are where the largest energy savings are available, and they are where most of our effort goes.

Our Commitment to Neighborhoods

We lease ground-floor commercial space in our buildings to more than 75 independent businesses — restaurants, coffee shops, service providers, small offices, and retailers. That is not a side business so much as a condition of the kind of neighborhood we want to operate in. A block is walkable because there is somewhere to walk to, and the storefronts below our apartments are a large part of what makes 53rd Street in Hyde Park, Euclid Avenue in the Central West End, and Armour Boulevard in Kansas City feel like places rather than through-routes.

Owning both the apartments and the storefronts also means we hold buildings for the long term. We are not assembling a portfolio to flip it, and the maintenance and restoration decisions we make reflect that.

Working at Mac Properties

We hire leasing consultants, maintenance technicians, property managers, and corporate staff across all of our markets. Open positions are listed on our careers site.
